Purpose: The US Government has created, and recently enhanced, this great Program to allow certain Florida Home Owners whose homes are “underwater” (the balance due on their present mortgage is higher than the Market value of the home). You could be able to save hundreds of Dollars a month on your mortgage payment.

Participation by your lender is voluntary. They might not be too happy to refinance to a lower monthly payment

No matter which Lender or Servicer has your mortgage now (Chase, B of A, Wells, etc…), it will be Fannie Mae or Freddie Mac or not.

By Law you can refinance with any lender you choose. Banking Mortgage Services Corp (BMS Corp) is actively participating in H.A.R.P. 2 and can offer you a prompt, effective solution to your needs.

You could be eligible:
a) If you owe more on your property than its market value.
b) If your mortgage is Fannie Mae or Freddie Mac only. No FHA or Jumbos.
c) If you have a Fixed Rate there is NO Loan to Value limit. Credit Scores and type of property will have a bearing.
d) If you have an Adjustable Rate Mortgage, your Loan to Value is limited to 105%.
e) An appraisal might be required, but not always necessary.

Properties: Florida Only, primary residence (single, townhome or Condo), 2^nd home, investment property (no multifamily).
